The Argentina Register

About and methodology

The Argentina Register is an independent data publication on property in Argentina, starting with Buenos Aires. We track prices per m², rents in pesos and dollars, the all in cost of renting, building expenses and construction costs, and explain what moves them. Every chart carries its source and the data behind it is free to download.

Sources

  • IDECBA, the statistics office of the City of Buenos Aires: average asking prices and rents by barrio, based on Argenprop listings, and the city consumer price index (IPCBA). Licensed CC BY 2.5 AR.
  • ArgentinaDatos: daily dólar MEP rates, averaged by quarter or month.
  • SUTERH: the building staff union's official pay scales.
  • ENREGE, Edenor, Edesur and Metrogas: official electricity and gas tariffs.
  • IIEP UBA Conicet: reference household utility bills and consumption.
  • ConsorcioAbierto: average expensas and their breakdown, as published in its press reports. We cite these figures and do not treat them as official statistics.

How we build the series

  • Prices and rents are IDECBA's published averages of asking prices for used apartments. Asking prices are not closing prices. The latest quarter is provisional and can be revised.
  • Dollar figures divide peso values by the average dólar MEP over the same quarter or month.
  • The all in cost adds rent, a citywide average for expensas and a typical household utility bill. Expensas and utilities are estimates and are the same for every barrio.
  • Scenarios, such as staff cost per unit or utilities by heating type, are illustrative. They are built from official scales and tariffs with assumptions we state on each chart.
  • The renovation cost index is in development. Today it covers construction cost per m²; materials, labour and store prices from our weekly checks will be added before we publish it as data.

Caveats

Averages hide a lot of variation between buildings and listings. Our numbers describe the market, not any individual property. Nothing on this site is investment, financial, legal or real estate advice.
